Adding value to your sale

I add value to your sale but without the cost as my fee is paid out of the appointed estate agent’s standard commission.

  • I will advise you on who is the most appropriate estate agent to sell your home and explain why. I have access to any estate agent in the market and am completely unbiased

  • I ensure your home can maximise its true value and potential by suggesting options that you and your agent may not have considered

  • Based on your needs, I share my ‘black book’ of trusted connections and tradespeople that I have gathered over the years. This can be anything from architects and decorators, to photographers and financial advisors.

  • Having been an estate agent myself in a former life, I fully understand how each agency operates behind the scenes. I appreciate their strengths, weaknesses, how they aim to make money, and most importantly how best to motivate them to your advantage.

  • I advise you of the best marketing angles, some of which your agent will overlook.

  • I remain proactive throughout. Dovetailing with the estate agent, by liaising with them on a weekly basis and reporting back to you at a convenient point. This can be especially useful if your work or travel commitments preclude you being able to contact the agent during their limited office hours. I explain in detail what the latest situation is and why, and discuss with you in advance any upcoming considerations.

  • Once the purchaser has been found, I safeguard your interests and ensure that the agent has carried out all their responsibilities to establish that your buyer is in a genuine position to move.

  • Once solicitors are appointed, I work alongside them and the agent to ensure your sale proceeds quickly and smoothly to exchange.


FAQs

How do you fit into the selling process?

I liaise between yourself and the chosen estate agent, to ensure your sale progresses smoothly and remains on track. Understandably, homeowners often want to know what is happening with their property sale and don’t always receive the timely feedback they expect from the agents.

Estate agents are often extremely busy and simply don’t have the time to offer you such a close contact and personal service. I fill this gap and in turn, by looking after you, it frees up the estate agent to  concentrate on what they are good at – selling your home!

Who do you act for?

I act on behalf of you the homeowner or vendor. A house can be one of your most important assets, so it makes sense to have an independent professional to advise you.

How do you differ from an estate agent?

I act exclusively for you the homeowner and liaise at least weekly with the estate agent to orchestrate the sale. I ensure that your home is having the maximum impact in the open market. An estate agent works between both homeowners and the buyers on their database.

What’s involved in selling my home through Alex?

I would initially meet with you at your home, to discuss how to maximise the value of your home. This includes presentation, potential improvements, marketing angles, timescales and which estate agent is the best to sell your home and explain why.

We will then meet with the estate agent to discuss all the aspects of your sale. After meeting the agent, we will reflect on their input and asses their visit to ensure they are instructed on the right basis. Prior to launching your property onto the market, I will check all marketing materials to make sure they do justice to your home.

Throughout the process, I will stay in regular contact with you, the estate agent and at the appropriate stage the solicitor, to ensure your sale progresses smoothly to exchange of contracts. I pride myself on client service and work with you every step of the way.

Which areas of the UK do you cover?

My offices are based in Harrogate, North Yorkshire and Marylebone, central London. From here I am able to concentrate on the Yorkshire, London and Home County markets – including Kent, Surrey, Sussex, Berkshire, Buckinghamshire and Oxfordshire.

I cover key areas across North and West Yorkshire, plus East Ridings. This is referred to as the “Golden Triangle”.

In London, private clients and investors tend to concentrate on Chelsea, Notting Hill, South Kensington, Mayfair, Knightsbridge, St James’, Primrose Hill, Islington, Marylebone, Regents Park, Holland Park, Canary Wharf, Maida Vale, St John’s Wood, Chelsea, Fulham, Hampstead, Ealing, Battersea, Stoke Newington, Bethnal Green, Earls Court, Hackney, Finsbury Park, Newham, Stratford and East London.

How and when do you get paid?

I add value to your sale, but without the cost. You do not pay me anything at any point, as I am paid out of the appointed estate agent’s standard commission rate. The commission rate doesn’t increase to reflect my involvement. It is a sign of the good and trust working relationship I have with the agents, that they are happy to share their commission rate with me. Therefore you can be assured that I remain focussed and committed to finding you the right answer on the right terms. No sale means no fee

Can you guarantee confidentiality?

Absolutely. Client confidentiality is of paramount importance to me and I always act with total discretion. Without doing this, I would not have a business nor would receive so many client endorsements 

Don’t all estate agents stay in touch?

Each agent is different. From personal experience, you will find that contact can vary from every two weeks, to every two months and sometimes never! With myself, you can be assured of regular contact, always being kept informed of how your sale is progressing and having the process proactively managed.
